Terms & Conditions

These terms govern exterior cleaning services provided by Blackstone Valley Power Washing. By accepting an estimate, booking a service, or allowing work to commence, you agree to be bound by them.

Last updated: October 15, 2026

This Agreement is entered into by and between Blackstone Valley Power Washing (“Company,” “we,” “us,” or “our”) and the person or entity identified in the service estimate (“Client,” “you,” or “your”). By accepting an estimate, booking a service, or allowing work to commence, you agree to be bound by the following Terms and Conditions.

1. SCOPE OF SERVICES (BASED ON ESTIMATE)

Blackstone Valley Power Washing agrees to provide the exterior cleaning services specifically described in the written estimate, proposal, work order, or invoice (collectively, the “Estimate”) provided to the Client. The Estimate (including any notes, exclusions, photos, and line-item descriptions) defines the scope of work, surfaces to be cleaned, and agreed price.

Our commitment is rooted in our tagline: “When It’s Got To Be Clean!” We utilize professional-grade high-pressure and/or soft-wash systems, and may use detergents and other cleaning agents, to remove dirt, grime, mold, algae, and stains from the agreed-upon surfaces.

Changes to Scope: Any work not expressly included in the Estimate (including additional areas, heavier-than-expected buildup, stain treatment, oxidation removal/restoration, or additional labor for access/prep) is outside the original scope and may require a written change order and additional charges approved by the Client before work proceeds.

2. ESTIMATES AND PRICING

  • Validity: Estimates are valid for thirty (30) days from the date of issuance.
  • Accuracy: Estimates are based on the visible condition of the property at the time of the inspection. If, upon arrival, the scope of work differs significantly from the description provided (e.g., extreme biological growth, undisclosed staining, or additional square footage), the Company reserves the right to adjust the pricing before beginning work.
  • Minimum Charge: All service calls are subject to a minimum service fee.

3. CLIENT RESPONSIBILITIES

To ensure the best possible results, timely completion, and the safety of your property, the Client must perform (or cause to be performed) the following prior to the arrival of our technicians:

  • Water Access: The Client must provide a functional exterior water spigot with sufficient pressure, located within reasonable hose distance of the work area. If a water source is unavailable, inoperable, frozen, or insufficient, the Client must notify us at least 48 hours in advance. If we are unable to perform work due to lack of water access, it will be treated as a late cancellation and may be subject to the cancellation fee in Section 4, plus any applicable trip charge.
  • Access / Clearance: Ensure all gates are unlocked, access paths are clear, and the full perimeter/work areas are accessible. The Client is responsible for securing access (including providing any gate codes) and for any required permissions for us to enter the property.
  • Property Preparation (Furniture & Personal Items): Move or remove all outdoor furniture, grills, mats, decorations, toys, hoses, planters, and vehicles away from the work area. Blackstone Valley Power Washing is not responsible for moving personal property and is not liable for damage to items left in the work zone or that cannot be safely moved by our technicians.
  • Close Windows / Secure Property: All windows and doors must be tightly shut and properly latched, including basement windows, garage doors, storm doors, and any pet doors. The Client is responsible for ensuring windows/doors are in good condition and properly sealed.
  • Electricity: Access to an external electrical outlet may be required for certain equipment.
  • Pets and Children: All pets and children must remain indoors and away from work areas for the duration of the service. The Client is responsible for promptly notifying us of any pet or person with sensitivities to cleaning solutions or fragrances.

4. SCHEDULING AND CANCELLATIONS

  • Weather Policy: Pressure washing is weather-dependent. In the event of heavy rain, lightning, high winds, or freezing temperatures, Blackstone Valley Power Washing reserves the right to delay, pause, or reschedule the service to the next available opening. Weather-related reschedules are not subject to cancellation fees.
  • Cancellation/Rescheduling: We require at least forty-eight (48) hours’ notice for cancellations or rescheduling. Cancellations made within twenty-four (24) hours of the scheduled service time are subject to a cancellation fee of $100.00.
  • Day-Of / Site Not Ready: If we arrive and cannot reasonably perform the work due to site conditions or Client responsibilities not being met (including lack of water access, blocked access, windows left open, unsecured pets, or vehicles/items not moved), we may (at our option) wait a reasonable period, reschedule, or cancel the appointment. In such cases, the cancellation fee above and/or a trip charge may apply.

5. PAYMENT TERMS

  • Due Upon Completion: Payment is due in full immediately upon completion of the service unless otherwise agreed upon in writing for commercial accounts.
  • Late Fees / Collection Costs: Payments not received within seven (7) days of the service date will incur a late fee of 5% per month (or the maximum amount permitted by law, if less) on the outstanding balance. The Client is responsible for reasonable costs of collection, including administrative fees, attorney’s fees, and court costs, to the extent permitted by law.
  • Payment Methods: We accept cash, checks, major credit cards, Zelle, and Venmo. Credit card transactions may be subject to a processing fee.
  • Returned Payments: Returned checks or failed payments may be subject to a returned-payment fee and any bank charges.

6. SAFETY, CHEMICAL USE, AND DAMAGE DISCLAIMERS

  • Pre-existing Conditions: Blackstone Valley Power Washing is not responsible for damage resulting from pre-existing conditions or improper installation/maintenance, including but not limited to: cracked or brittle siding, loose siding/trim, loose mortar, failing caulk, deteriorated grout, rotted or weathered wood, existing water intrusion, faulty electrical outlets/fixtures, or improperly sealed windows/doors.
  • Surface Condition & Inherent Risk Acknowledgment: Exterior cleaning may reveal existing defects that were hidden by dirt, algae, oxidation, or staining. The Client acknowledges that older or sun-damaged materials may be fragile and that cleaning can cause existing weaknesses to become apparent.
  • Oxidation (Chalky Residue): The Client acknowledges that vinyl siding, painted surfaces, stucco, and metal surfaces may suffer from oxidation (a chalky or faded layer). Washing can reveal, streak, or unevenly remove oxidation. Oxidation removal/restoration is not included unless specifically stated in the Estimate.
  • Loose Siding / Intrusion Risk: Even when performed properly, washing around siding, soffits, vents, and trim carries a risk of water intrusion—especially where materials are loose, improperly installed, or not sealed. We are not responsible for water intrusion due to pre-existing gaps, failures, or loose components.
  • Weathered Wood / Raised Grain: Cleaning decks, fences, and other wood surfaces may raise the wood grain (“furring”), expose splinters, or reveal pre-existing rot, cracking, or nail pops. These conditions are typical for weathered wood and are not considered damage caused by our work.
  • Chemicals & Cleaning Solutions: We may use detergents, surfactants, and/or sanitizing agents as appropriate for the job. We follow industry-standard dilution and application practices; however, sensitivity varies by plant species/material, temperature, sun exposure, and watering history.
  • Pets, Plants, and Landscaping (Safety & Care): Clients should keep pets indoors and away from treated areas until surfaces are rinsed and dry. While we take precautions to pre-wet and rinse surrounding plants and grass, the Client is responsible for identifying and protecting sensitive plants, flowers, and specialty landscaping (including by moving potted plants away from the work area). We are not liable for vegetation browning, spotting, or loss due to pre-existing stress, heat, drought conditions, or sensitivity to cleaning solutions, except to the extent caused by our proven negligence.
  • Windows: A standard wash may leave water spots on windows due to mineral content in the water. This is not a window-streaking issue but a byproduct of the drying process. Professional window squeegee services are a separate offering unless included in the Estimate.

7. SATISFACTION GUARANTEE

Our goal is to ensure your property meets our high cleanliness standards. If you are not satisfied with the results, you must notify us within twenty-four (24) hours of service completion. We will return to inspect and, if necessary, re-clean the area in question at no additional charge. This guarantee does not cover permanent stains (such as oil, rust, or inorganic dyes) that have set into the substrate.

8. USE OF MEDIA

The Client agrees to allow Blackstone Valley Power Washing to take “before and after” photographs and/or videos of the property for documentation, quality control, and marketing purposes (including website and social media use). We will not disclose the Client’s full name or specific address in any marketing materials without express permission.

9. LIMITATION OF LIABILITY

To the maximum extent permitted by law, Blackstone Valley Power Washing’s total liability for any claim, loss, or damage arising out of the performance of services shall not exceed the total amount paid by the Client for the specific service giving rise to the claim.

10. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the State in which the service is performed.

11. SEVERABILITY

If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
